Many solutions to one big problem

The problem is most people don't know enough about the bed and breakfast industry to be a successful innkeeper. They often don't have the tools to do the job. The answer lies in taking at least one innkeeping class. My class, The Innkeeping Balancing Act: Business versus Hospitality, gives you three options to solve your problem.

You can get an overview of the B&B industry, if you need only a little information to help you decide if this is a viable career and lifestyle option of you to pursue, by taking the Overview Seminar. If you plan to be a successful B&B innkeeper, the Indepth Seminar is for you. Both classes are available online. The Indepth Seminar is also available face-to-face.

Most people make the wrong decision.

Wrong decisions come from lack of or wrong information. Because B&B innkeeping looks so easy people too often think they don't need to research the business. Being a bed and breakfast guest is more research than many aspiring innkeepers do but that's still not sufficient to help you make the right decisions, the right decisions that will help you succeed. These classes are the most cost effective way for you to learn about the business so you can make the right decisions.

Determine if innkeeping is for you

    The Online Overview Seminar

The Overview Seminar is designed to help you make a sound decision about being a B&B innkeeper -- or not. Don't be too quick to assume the answer is yes! This class provides an introduction to the B&B industry. In the Overview Seminar I review the elements to be considered that distinguish between the reality of the business and the romanticized lifestyle myth. The first half of the course covers the money aspects. The second half of the course covers the business and hospitality aspects of innkeeping. Topic "titles" are: Getting In, How Much Money Can A B&B Make, How Much Money Does It Take To Run a B&B, What Is Your Market Niche Definition Or Brand, Guest Services And Policies, and Avoiding Innkeeper Burnout.

The Overview Seminar is available from the comfort of your home or office, and at your leisure by virtue of taking the class online. You save the time and cost of travel and you get to work when you want and at your own pace. Another benefit of the Online Class is that you have ample opportunity to ask your burning questions relating to the covered topics and get personalized responses without time constraints.

The investment is $247. You learn the basics of bed and breakfast innkeeping, fine-tuned to your questions and focus, in seven detailed and interactive lessons. You study, you answer questions, you ask questions, you get feedback. The benefit to you is acquiring the information you need and having the time and space to process it so you can make the right decision about your future.

"As part of our process of purchasing our inn, we did an intense amount of research on the web as well as reading various 'How to' books. Knowing how important having another perspective is, we took Kit's online course, progressing at our own pace. She gently played 'Devil's Advocate' and made us both think of areas of innkeeping we hadn't touched on ourselves. Yet, she was also very supportive of our ideas and thoughts with some helpful comments and suggestions. I highly recommend this course not only for those with limited time and money, but also for those having taken other courses. Her insights and experience will surely add to your education." --Tim Ostendorf, Inn at Crystal Lake, Eaton Center, New Hampshire

My husband and I have decided to delay moving forward with B&B for at least the next 10 years. Looking at it now as more of a possible semi-retirement hobby which will allow us to live in an area of the country/world we enjoy rather than a way to generate income. Thanks for all of your help!! I found the class to be very informative and beneficial." --Shantel Beckers, Aspiring Innkeeper

Learn to be a successful innkeeper -- as a buyer and as an operator

    The Online Indepth Seminar

The Online Indepth Seminar covers everything from the beginning of your dream through the first three years of operation. Learn secrets that will help you buy your bed and breakfast inn wisely, and then operate it profitably. The objective is to provide you with the tools you will need to pursue and implement this business and lifestyle successfully.

The Online Indepth Seminar is available from the comfort of your home or office, and at your leisure by taking the class via the internet. You save the time and cost of travel, start the class anytime you want, and work at your own pace. The same material is covered in this class as in the Face-to-Face Indepth Seminar. Another benefit of the Online Seminar over the Face-to-Face Seminar is that you have more opportunity to ask lots of questions by virtue of not having the two-day time constraint. You have ample opportunity to ask your burning questions and get personalized responses.

Topics covered include: market niche, market research, writing a business plan, projecting cash flow, marketing, daily operations, hospitality, burnout issues, standards, compliance with the Americans with Disabilities Act (ADA), reservations, staffing, and buying a property.

The class materials are presented through my eBook "Seminar Collection" (books 1-5), the Buying a B&B Inn and the two Quick Guides -- all are included in the price. As you read the books you email questions to me about your business concept, the presented materials and your burning issues. Email your completed worksheets included in each book too. I'll share my feedback to help round your education.

One benefit of actively participating in the seminar this way is that you will have your business plan well underway by the time you finish the course. Our interactions during this seminar give you the support and guidance in developing your business model, based on your needs and concept of success. You will learn how to price and evaluate bed and breakfast inns for sale so you can research your inn purchase more readily. I share operating secrets from innkeepers across the country, not just from the inns I managed, so you have a brader background for your decisions. Another benefit is that you will learn more and be more successful in your B&B business.

The investment is $1,547. The cost includes tuition, six eBooks with worksheets to help you write your business plan, two Quick Guides, and one-on-one consulting during the class. You select the pace and timing of your education.

"It was amazing how fast two full days went by when we met with Kit. Our expectations were whittled into realities after discussing our B&B's image to create appeal, a needed business plan and avenues for marketing our hospitality. The decision to become an Innkeeper requires thought, research, and hands-on exposure to running a B&B before a financial, emotional and physical move is made. Kit will get your mental wheels turning -- take advantage of her expertise; it's well worth the time and expense. Owning and running a bed And breakfast is a big leap. Make it an educated one." --Sally Griego, River Run Inn, Salida, Colorado

Regardless of which seminar option you choose, you will be more successful than if you don't take a class. You will spend some money gaining the knowledge and tools you'll need to buy, own, and operate your bed and breakfast for maximum profit and enjoyment. But the money you spend will come back to you, just like it does with any wise investment. The more preparation you do before buying and operating your bed and breakfast the smoother your operation will be and the easier it looks to your guests. Sign up now for one of these classes to learn what you need for a successful career and lifestyle as a B&B innkeeper.
