How do I buy a B&B without using a broker?

Q: We have found a B&B that's for sale without a broker because the seller doesn't want to pay any commissions. How can we go about submitting an offer to a seller without using our own broker?

A: Unless you have legal or real estate expertise, and most specifically with B&Bs, I don't think the average person has the knowledge to negotiate and conclude a rather complex transaction, like buying a B&B. You can rely on a B&B Broker's expertise for many things that will make your transaction smoother than if you try it by yourself. A broker earns their commission by guiding you through situations you can't even anticipate today. Please reconsider "going it alone".
